Are Staten Island Home Prices Falling? 2026 Price Update.
Are Staten Island Home Prices Falling Because of High Mortgage Rates?
Not so far. Staten Island's median home sale price was roughly flat year over year in April 2026, at about $699,000 to $750,000 depending on the data source, and some reports showed gains of about 4% earlier in the spring. Those figures predate the September rate hike, so the next few months matter.
What are Staten Island home prices right now?
Different sources measure the median differently, so the numbers don't match exactly. Here is what the spring 2026 reports showed.

The takeaway: prices rose modestly in early 2026 and leveled off by April.
Which property types are moving?
In April, PropertyShark put the median house price at $748,000, relatively flat from a year earlier. The median condo price was about $445,000, up 18.7%. The median price per square foot was $465, up 5.7%.
Are homes sitting longer on the market?
Not in the data we found. One report put the average at 100 days on market in February 2026, down from 123 days a year earlier, citing Movoto. An April report said homes were selling about 21 days faster than the previous April. Faster sales usually go with firm prices.
Why haven't higher rates pushed prices down?
Supply is limited, and many owners have low-rate mortgages they don't want to give up. We explain that in our post "Why Staten Island Home Prices Aren't Dropping Despite High Mortgage Rates".
What could change?
Rates climbed from about 6.19% in April to 7.28% on October 1. Higher monthly payments reduce what buyers can borrow, which can slow bidding. We did not find Staten Island sales data after the September rate hike, so watch the next monthly reports for any softening.
